What you're compared against

The benchmark underneath this site is built on the public mortgage record — the originations lenders report under HMDA, well over a hundred thousand of them — plus every rate people have shared here. Your loan is placed against the ones that match it on place, purpose, loan type, term and the points paid, and a cohort publishes nothing at all until at least 5loans stand behind it. That floor is why some places show a rate and others show “not enough data” instead of a number nobody should trust.

A quote and a closed loan are not the same thing

If you're holding a Loan Estimate, you have a quote — and no public dataset will tell you what quotes look like. HMDA reports originations: what people signed, filed months after the fact. So the comparison this page can make and the public record structurally cannot is your quote against what loans like yours actually closed at. The form asks which one you have, because it is the one thing about a loan we can never work out later from the loan itself. Quotes are counted and shown separately and never enter a published median: quotes skew high, and pooling them would flatter every later submitter into thinking they beat the market.

The note rate on your loan, e.g. 6.875 — not the APR.

The most useful optional field: telling us your points is what lets us compare you against loans that bought down their rate the same amount, instead of estimating.

The month, not the day. Rates move, so this is how your rate is put on the same footing as everyone else’s.

About the loan

Each one you answer narrows the group you’re compared against — these are the dimensions a published page can’t cut on, so they’re what makes your comparison yours. All ranges: we never store your exact score, ratio, or amount. Credit-score range is the one we ask everyone, because it’s the only thing here public data can’t tell us — “prefer not to say” is a real answer to it. Skip any of the rest you don’t remember.
