What you're compared against
The benchmark underneath this site is built on the public mortgage record — the originations lenders report under HMDA, well over a hundred thousand of them — plus every rate people have shared here. Your loan is placed against the ones that match it on place, purpose, loan type, term and the points paid, and a cohort publishes nothing at all until at least 5loans stand behind it. That floor is why some places show a rate and others show “not enough data” instead of a number nobody should trust.
A quote and a closed loan are not the same thing
If you're holding a Loan Estimate, you have a quote — and no public dataset will tell you what quotes look like. HMDA reports originations: what people signed, filed months after the fact. So the comparison this page can make and the public record structurally cannot is your quote against what loans like yours actually closed at. The form asks which one you have, because it is the one thing about a loan we can never work out later from the loan itself. Quotes are counted and shown separately and never enter a published median: quotes skew high, and pooling them would flatter every later submitter into thinking they beat the market.
What we store, and what we don't
- Your loan is stored in bands, not numbers: a credit-score range rather than a score, a down-payment range rather than an amount, a points bracket rather than an exact buydown, a state rather than an address. The form has no field for your name, and the write path refuses any column that isn't on a fixed allow-list, so a value nobody vetted cannot arrive by accident.
- Your rate and your closing costs are stored as you type them. A rate is a fact about a loan, not about you, and it is the whole point of the exercise.
- Email is optional, and today it is not even used. Your claim link — the way to edit or delete your entry later — is shown on screen the moment you submit, whether or not you leave an address. An address is held only so we could send you that same link if we ever add email delivery; it is never published, never used to sell you anything, and it is deleted after 7 days.
- That claim link works for 30 days, and it is the only copy — we store a hash, not the link, so it cannot be reissued. When it expires, the link between your entry and your submission is cut for good: the de-identified loan stays in the benchmark, and nothing points back to the person who sent it — including us.
- No lender pays to appear here, nothing on this site is a lead form, and we make no claim about what you could have saved.
